Our History in Vail Valley Rentals

With over 80 years of collective experience in the management of resort properties in Vail Valley, Polar Star Properties maintains a position of the most professional and reputable experts in it's property management market. We are dedicated to maximizing both the performance and the image of the assets of our clients. Established in 2004, our primary concentrations are providing and managing affordable housing to seasonal and year-round work force residents in resort communities. We are proud of being a positive influence in the communities where we do business. Polar Star's founder, Gerry Flynn, has developed multi-family rental housing properties in the resort communities of Edwards, Beaver Creek, Avon, Eagle-Vail,  Snowmass Village  and Northstar, California. Polar Star's unique approach to affordable housing is focused on three primary objectives:

  • Research and evaluation of various product alternatives with a direct focus on the specific and often unique needs of the end user. Resident surveys, focus groups prior to completion of design,  have been instrumental in creating effective and efficient property designs
  • Using creative financing structures to suit project needs, including tax-exempt financing,
  • Low Income Housing Tax Credits, available grants for affordable housing and other Federal and Colorado housing incentive programs.
  • Creation of successful public / private partnerships. We have partnered with local government, HUD, the Colorado Division of Housing, Colorado Housing and Finance Authority ("CHFA" and others in creating successful affordable housing properties.)

Polar Star Properties' primary clientele, experience and expertise is in long-term leasing to both resort employees and employers. Our expertise incorporates the understanding of a local work force with flexible marketing, reporting, staffing and management styles allowing for the adaptation to current trends. Since our inception, we have grown to manage over 600 work force housing units and several homeowner associations. We pride ourselves on being very responsive to owners and very thorough and transparent in our financial reporting. We do an outstanding job of managing to budgets and goals established by our owner clients.
